Do I need a gas safety certificate when renting or selling my property?

There is a difference between a general gas safety inspection and a gas safety inspection where you get your property’s gas safety certificate at the end. Both types of inspection are the same in terms of an engineer coming to the property to check any gas appliances, but they have different meanings.
A general gas safety inspection is needed before a new tenant moves in. If you’ve had a previous tenant who has left the premises, you’ll need to make sure that gas fittings and appliances are safe before re-letting.
However, a gas safety inspection for the gas safety certificate is only required every 12 months, as this is how long a certificate is valid for.
A tenant might be due to move in the same time of your gas certificate renewal. This means that you’ll just need a gas safety inspection for your certificate. You won’t need a general inspection as well.
What about when I am selling my property?
If you have already got a gas safety certificate important to keep this certificate as it may be needed if you sell your home or if you choose to re-mortgage. The certificate belongs to the property so if you sell your home then the certificate will need to be passed on to the next owner.
