Introducing the CP12 / Gas Safety Certificate

A Gas Safe registered engineer has been to your property, and it is time to issue you a Gas Safety Certificate. But what exactly is a CP12 certificate, and what is its value?

What is the difference between a CP12 Certificate and a Gas Safety Certificate?

There is no difference—they are in fact the same thing.
“CP12 Certificate” was the original name for the documentation produced by the Council for Registered Gas Installers (CORGI); CP stands for ‘CORGI Proforma 12’ which is the product code for the landlord certificate.

CORGI was the UK body for gas safety matters until the Gas Safe Register scheme took over on April 1, 2009. This is where the name “Gas Safety Certificate” originates from.

What is a CP12 Certificate?

Any landlord who is renting out accommodations must have a gas safety certificate, as it is a legal document. A Gas Safe registered Engineer comes to a property to carry out checks on all gas appliances and pipework to ensure that tenants are safe and protected against gas or Carbon Monoxide leaks.

How long does a Gas Safety Certificate last for?

The certificate is valid for 12 months, after which a landlord must call out a Gas Safe-registered engineer to perform the necessary checks on the gas appliances and pipework of the property.

What does a Gas Safety / CP12 Certificate contain?

A qualified registered engineer will fill out the following details on the certificate:

• Engineer details: he or she will write down his or her name and Gas Safe Register ID number. The engineer will then sign this as proof of legislative confirmation.

• The date on which the gas safety check was performed

• The address of the property where the certificate is being verified

• The landlord’s details: The engineer will need the landlord’s name and address as a point of contact.

• An inventory: the engineer will take note of every appliance and flue on the property, along with their locations and conditions.

• Any problems that have been noticed by the engineer during the check: If remedial action has been taken, the engineer will also take note of this.

• A statement that confirms the gas safety check has been completed

• A statement outlining compliance with the Gas Safety (Installation and Use) Regulations 1998 Tenants should be provided with a copy of the certificate within 28 days of the check occurring, or before they move into the property.

Note: Landlords should retain the certificate for at least two years.
